Where Did All the Resale Homes Go?

It’s the million-dollar question: where did all the resale homes go? If you’ve been riding the trends as a buyer for a while, you might have noticed the amount of homes for sale has changed over the last few months. With this change, another question might emerge: should I consider a new construction home? We’re looking at the market’s current state, the benefits of buying new, and how Pahlisch supports our homebuyers.

First, a Look at the Market from Our Preferred Lender

A quick online search will reveal dozens of predictions and interpretations of the U.S. housing market. As interest rates normalize back to historic levels post-Covid, buyers are left to navigate the market based on their personal goals and the amount (and type) of homes available for sale.

To understand the market and inventory levels, we’ve turned to Pahlisch Homes’ preferred lender, Hixon Mortgage

“The COVID-19 pandemic has had far-reaching effects, and the housing market is no exception,” Hixon Vice President, Derek Meyer, said. “Another factor contributing to the shortage of homes is the lock-in effect. This refers to the phenomenon where homeowners are hesitant to sell their homes when interest rates rise. After all, if they sell now and buy a new home, they’ll likely be facing higher mortgage rates. This can lead to a situation where there are fewer homes available for sale, which can further drive up prices and exacerbate the shortage.”

Why Resale Homes Seem to Have Disappeared

Home inventory changes based on complex variables. Things like population changes, inflation, housing policies, seasonal fluctuations, and seller behavior (like hesitation to put on the market) can all impact the available number of new and resale homes.

At the national level, this inventory is still under the “magical 1 million mark,” which translates into a 30% decrease from five years ago. In both Oregon and Washington, the market remains competitive—especially for resale homes—with high rates and low inventory.

Particularly for those that refinanced during the pandemic, the “lock-in effect” Derek Meyer outlined can hugely impact resale homes, as sellers don’t want to part with their low interest rates. This, combined with demographic and economic changes in Oregon and Washington, has led to fewer resale home options.

Now’s the Time to Consider a New Construction Home

As the market continues to change, new construction homes become more appealing to buyers. And, since the heat of the pandemic, new home prices have fallen, giving more options than ever for buyer personalization.

At Pahlisch Homes, we’ve been building in Oregon and Washington communities for decades and have seen the multi-layered benefits of buying new construction. These include:

Become the first to make yourself at home

Almost nothing beats that new home feeling. The fresh paint, the shiny appliances, and the tip-top shape of every aspect of the home equal an experience most buyers dream about. When you buy a never-lived-in-before home, there are no immediate changes, upgrades, or replacements needed. Without renovations, you can settle in sooner and make it your own.

Get protected with warranties

A warranty is a guarantee. As part of our promise to build with quality and longevity, we provide Pahlisch homeowners with a one-year warranty that protects their investment. This is in addition to the different manufacturer warranties for the new products and appliances throughout the home.

Unlike resale homes, new construction homes can include extra protection for the buyer.

Access resort-style amenities in desirable locations

At Pahlisch, we build in areas rich in amenities, activities, and culture. Our communities are located in the heart of desirable areas across Oregon and Washington and incorporate the local terrain, lifestyle habits, and desirable features.

But it’s within Pahlisch communities where our commitment to connected living shines. Many of those who go the new home route with Pahlisch have access to resort-style amenities exclusive to their community (where available). These include things like paved trails, dog parks, community pavilions with fire pits, and private pools and gyms.

Choose homes built with sustainability and efficiency in mind

New homes have a major advantage over older ones: efficiency. Home integrations (especially of the “smart” variety) have made enormous strides over the last decade. As a result, a new construction home will include the latest energy efficiencies and sustainable materials, saving you money in the long run with energy costs. In addition to the money saved, you can rest assured that a new home’s appliances and devices come with individual guarantees.

Have the chance for creative control

If you’re considering the switch from buying a resale to new construction, this might be the benefit that changes your mind. If you purchase a new home (particularly a new Pahlisch home) early enough in the construction process, you can have the opportunity to personalize your home. This includes options like lighting, surface colors, finishes, and luxury upgrades that ensure your home fits all your needs.
