Where Did All the Resale Homes Go?

It’s the million-dollar question: where did all the resale homes go? “The COVID-19 pandemic has had far-reaching effects, and the housing market is no exception,” Hixon Vice President, Derek Meyer, said. “Another factor contributing to the shortage of homes is the lock-in effect. This refers to the phenomenon where homeowners are hesitant to sell their homes when interest rates rise. After all, if they sell now and buy a new home, they’ll likely be facing higher mortgage rates. This can lead to a situation where there are fewer homes available for sale, which can further drive up prices and exacerbate the shortage.” 

Why Resale Homes Seem to Have Disappeared 

Home inventory changes based on complex variables. Things like population changes, inflation, housing policies, seasonal fluctuations, and seller behavior (like hesitation to put on the market) can all impact the available number of new and resale homes. 

At the national level, this inventory is still under the “magical 1 million mark,” which translates into a 30% decrease from five years ago. In both Oregon and Washington, the market remains competitive—especially for resale homes—with high rates and low inventory. 

Particularly for those that refinanced during the pandemic, the “lock-in effect” Derek Meyer outlined can hugely impact resale homes, as sellers don’t want to part with their low interest rates. This, combined with demographic and economic changes in Oregon and Washington, has led to fewer resale home options.
